We believe there are strong links between land markets and transport infrastructure.
Improved transport will change land prices, as follows:
- High speed rail will level the land price slope. This point was made, for example, in the recent article “A fast train would be a quick fix for housing affordability”
- Better linkages with Greater Western Sydney using light rail or metro will increase land value, some of which ought to be captured to fund the light rail or metro. Westline Partnership shows one way in which this might be done.
- Undergrounding the rail line in the Parramatta CBD will increase the value of surrounding land, as well as enabling higher value uses of the air space above the current rail line. More information here.
